What to Expect When You Call for a Mold Inspection: The 4D Process.
Derrick Fredendall
Finding or even just suspecting you have mold in your home can be incredibly stressful. The uncertainty is often the worst part. What does it mean? Is it dangerous? What happens next? Making the call for a professional inspection is a smart, proactive first step, but it can still feel intimidating if you don’t know what to expect.
As your “Neighborly Experts,” we believe in total transparency. We want to pull back the curtain and walk you through the 4D Restoration mold inspection process, step-by-step. Our goal is not to find problems, but to give you clear answers and peace of mind. Here’s what will happen from the moment we arrive.
The worst part about finding mold is the uncertainty. Our inspection process is all about giving you clear, honest answers. We'll walk you through what we see and explain every step, so you're in control, not in the dark.

Step 1: It Starts with a Conversation
The first thing we do isn’t grabbing a tool; it’s listening. We’ll start by having a conversation with you to understand your concerns. Have you had any recent water damage? Are there musty odors? Has anyone in the family been experiencing unusual allergies? Your knowledge of your home’s history provides the first clues in our investigation.
Step 2: The Visual Inspection
Next, we begin a thorough visual inspection of the areas of concern and other potential hotspots (like basements, attics, and crawl spaces). We’re looking for the obvious signs of mold growth and, just as importantly, the subtle signs of a moisture problem—like water stains, discoloration, or condensation.
Step 3: The Detective Work (Beyond the Naked Eye)
Often, the real problem is hidden behind a wall or under a floor. To find it, we use advanced, non-invasive technology. This isn’t guesswork; it’s building science.
- Moisture Meters: We use professional moisture meters to measure the moisture content inside your walls, floors, and other building materials. This is like a metal detector, but for water. A high reading tells us there’s hidden moisture, even if the surface looks perfectly dry.
- Thermal Imaging Cameras: We use infrared (IR) cameras to see temperature differences across surfaces. Wet areas are typically cooler than dry areas, and an IR camera can spot these cold spots instantly. Think of it like an X-ray for finding hidden dampness that could be feeding a mold colony.
Step 4: Finding the “Why”
Our primary goal during an inspection is to find the source of the moisture. Simply cleaning mold without fixing the underlying water issue is like putting a band-aid on a broken bone. We trace the moisture back to its origin, whether it’s a slow plumbing leak, a foundation crack, or an HVAC condensation issue.
A Note on Air Sampling
You might have heard about air testing for mold. While it can be useful in some specific situations (like for a real estate transaction or if a hidden source is suspected), the U.S. Environmental Protection Agency (EPA) notes that in most cases, if visible mold is present, sampling isn’t necessary. Our first priority is always to identify the moisture source and create a plan to safely remove the contamination. We will never push for unnecessary tests.
Step 5: Your Action Plan & Report
After our investigation is complete, we won’t leave you with more questions. We will provide you with a clear, straightforward report that includes:
- Photos of our findings.
- A summary of any moisture or mold issues we discovered.
- A clear explanation of the moisture source.
- A no-obligation recommendation and scope of work if remediation is needed.

Your Top Restoration Questions—Answered by Local Experts
Will insurance pay for drying equipment?
Yes—if the water loss is covered, the carrier pays for certified drying gear we install.
Is floodwater ever covered under homeowners insurance?
No. You need separate NFIP or private flood insurance for rising groundwater.
Does a small ceiling stain count as sudden damage?
Usually not. Stains suggest a slow leak, which insurers label maintenance, not an insurable peril.
How long do I have to file a water‑damage claim in Oklahoma?
Most policies require notice “promptly” or within 60 days—file as soon as you discover damage.
Will a claim raise my premium?
Possibly. One claim often has little impact, but multiple water claims in three years can trigger surcharges.
